The past year for Modon Holding was defined by growth, progress and purpose. Across every destination and every asset, Modon continued to shape the future of living, gaining momentum across real estate, asset and investment management, events, catering and tourism, and hospitality. As a diversified group, our steady achievements reflected dedication and a shared belief in creating experiences for living, leisure and business that continually surpass expectations.
Real estate provided a clear demonstration of our success. In H1 2025, we recorded Dhs10bn in real estate sales and have sustained high levels of investor interest throughout the months since.
New freehold towers on Reem Island and townhouses, villas, and residential plots on Hudayriyat Island sold out within days. Bashayer, our first ultra-premium waterfront community on Hudayriyat, sold out in just one day. The recurring pattern of sell-out launches was a clear signal both of buyer confidence and the growing maturity of Abu Dhabi’s real estate market.
In hospitality, we unlocked new potential for hotels and resorts. Bab Al Nojoum became fully Modon-operated, our first in-house hotel brand. With Olympia Resort Abu Dhabi, revealed in October and due to open next year, we introduced a unique active lifestyle hospitality concept for Hudayriyat Island. In the events segment, international locations, including ADNEC Centre in Abu Dhabi, and ExCeL and the Business Design Centre in London, provided the venues and services to stage global events on any scale. Acquiring Arena Events Group grew our global presence to 13 countries and gave Modon new capabilities in temporary events infrastructure. As a flagship example of Modon’s vision for shaping communities that support healthier, more connected lifestyles, we continued Hudayriyat Island’s transformation as Abu Dhabi’s leading leisure and sports destination.
In 2025, Surf Abu Dhabi on Hudayriyat became a fixture on the international pro-surfing circuit, where the world’s largest artificial wave pool hosted stages of the World Surf League’s Championship Tour and Longboard Tour. As a venue for events including the World Triathlon Championship Series, UAE Tour cycling, and the popular Beyond the Sunset run, ride, swim and skate evenings, Hudayriyat has become a magnet for large-scale amateur and professional competition. The upcoming velodrome, due to open in 2026, will add to this momentum.
Beyond the UAE, international pace matched local growth. In Egypt, we moved forward on the 170.8 million square metre Ras El Hekma megaproject, while at Spain’s La Zagaleta estate, land sales further diversified and strengthened our global real estate platform. In London, our Broadgate joint venture with British Land and GIC to deliver 2 Finsbury Avenue marked our entry into prime UK real estate.
In the US, our investment in Wellington Lifestyle Partners marked our first direct investment in an equestrian-led development, supporting the long-term development of the iconic Wellington International showgrounds. As we move into 2026, we do so with clarity and purpose. Abu Dhabi’s ongoing urban transformation will open new opportunities in integrated development. Disciplined capital deployment and scalable, recurring income will remain central to long-term value creation. Our teams and partners remain the foundation of everything we deliver.
