Dubai’s property market is entering a new phase of opportunity for first-time buyers, with a combination of financial incentives, improved mortgage solutions and stabilising market conditions making homeownership more accessible.
For many aspiring homeowners, the challenge has not been finding a suitable property or securing financing, but managing the upfront costs involved in purchasing a home. From initial payments to associated buying expenses, these financial hurdles have often delayed purchase decisions.
Now, new initiatives from mortgage advisors, banks and developers are aiming to reduce these barriers. Among the latest measures is Mortgage Finder’s newly launched Mortgage Cashback programme, which offers eligible first-time buyers a direct cash benefit linked to their mortgage value.
The initiative comes at a time when buyer confidence in Dubai’s real estate sector remains resilient, with market data showing that a significant number of property seekers continue to plan purchases despite earlier concerns over potential price declines.
First-time buyers can receive up to Dhs150,000 cashback
Mortgage Finder, Property Finder’s mortgage advisory platform, has introduced Mortgage Cashback to help first-time buyers take advantage of what it describes as one of the most favourable buying environments in recent years.
Under the programme, eligible buyers receive 1 per cent cashback on qualifying mortgage amounts, with benefits ranging from Dhs10,000 to Dhs150,000 depending on the loan value.

Unlike promotional campaigns based on competitions or lucky draws, the cashback programme is structured as a guaranteed benefit for customers who meet the eligibility requirements.
To qualify, buyers must:
- Be UAE nationals or residents
- Be at least 21 years old
- Not have held a mortgage during the previous two years
- Secure an eligible mortgage starting from Dhs1m
- Purchase a qualifying property through a participating agency partner
The initiative applies to selected properties listed on the Property Finder platform with a dedicated Mortgage Cashback badge, allowing buyers to identify eligible opportunities more easily.
Mortgage Finder said the programme is designed to provide direct financial support at the stage when buyers need it most, helping reduce some of the immediate costs associated with entering the property market.
Mortgage options expand as banks and developers strengthen support
Alongside cashback incentives, first-time buyers are also benefiting from a growing range of mortgage options covering both ready and off-plan properties.
Mortgage solutions are becoming increasingly tailored, with banks and developers working together to create smoother approval processes and greater financial certainty for customers.
Mortgage Finder’s cashback initiative launched in partnership with Driven Properties, one of Dubai’s leading real estate brokerages, before expanding to MD Real Estate in Abu Dhabi. The company expects the programme to grow further by adding more agency partners and increasing the number of participating properties.
The move reflects a broader push across Dubai’s property ecosystem to make ownership more achievable for residents.
Enguerran Milhiet, Mortgage Finder VP, said the current market environment presents a significant opportunity for buyers.
“We’re seeing a unique moment in the market where buyers have more choice, stronger negotiating power and increasing support from both the public and private sectors,” he said.
“For many aspiring homeowners, however, upfront costs remain the final obstacle. Mortgage Cashback was created to remove part of that barrier. By returning meaningful cash to buyers when they need it most, we’re helping more people turn today’s market opportunity into homeownership.”
Milhiet added that the initiative supports buyers across ready properties, multiple Emirates and a wider network of banking partners.
Buyer confidence remains strong despite earlier price concerns
Recent findings from Property Finder’s Market Pulse survey indicate that demand among active property seekers remains stable.
The bi-monthly consumer sentiment survey found that 66 per cent of respondents planned to purchase a property within the next six months, showing little change from previous months.
The proportion of buyers planning near-term purchases stood at 67 per cent in May and 66 per cent in June, following similar levels recorded earlier in the year.
While buyer interest has remained consistent, expectations around property price declines have shifted significantly.
Earlier in the year, concerns over falling prices were more prominent, with expectations of price decreases reaching 73 per cent in March and 70 per cent in April. However, those expectations eased to 63 per cent in May and 56 per cent in June, marking the lowest level of the year since the conflict period.
Actual market pricing also showed signs of stabilisation, with the median price per square foot remaining largely unchanged at Dhs1,335 in May and Dhs1,334 in June, compared with Dhs1,393 in April.
Cherif Sleiman, chief revenue officer at Property Finder, said buyers were increasingly making decisions based on market realities rather than waiting for major price corrections.
“What we are seeing is a market that is transitioning from initial post-conflict hesitation toward a practical, data-driven buyer strategy,” Sleiman said.
“When two-thirds of active property seekers commit to near-term purchase plans, they aren’t just speculative window shoppers, they are high-intent buyers closely tracking physical market indicators.”
He added that the declining expectation of major price drops indicated growing confidence among serious buyers.
“Rather than pausing for a steep price correction that has not materialised, serious buyers are moving deliberately to lock down their property choices, showcasing the true maturity and long-term health of Dubai’s real estate ecosystem,” he said.
Developers and banks introduce more flexible financing solutions
Major developers and financial institutions are also expanding mortgage partnerships to support buyers.
Emaar Development and Abu Dhabi Commercial Bank (ADCB) have announced a strategic collaboration aimed at improving the home-buying experience across Emaar Development’s ready and off-plan residential communities in Dubai.
The partnership combines ADCB’s mortgage expertise with Emaar Development’s portfolio of premium residential projects, offering eligible customers financing solutions through a digitally enabled process, a WAM report said.
Buyers will have access to competitive financing rates and an off-plan financing solution featuring annually renewable pre-approval until handover.
Under the arrangement, eligible Emaar Development customers can secure financing approval for up to 50 per cent of a property’s value.
The annual renewal structure provides buyers with greater certainty during construction periods.
Dubai South buyers gain access to tailored off-plan mortgage options
Dubai’s expanding residential communities are also seeing increased financing support.
Dubai South Properties has partnered with Emirates NBD to provide tailored off-plan mortgage solutions for customers purchasing eligible developments within Dubai South.
The partnership aims to support buyers looking at one of Dubai’s key growth areas, where multiple freehold projects are being developed around aviation, logistics and urban infrastructure.
The agreement was signed by Shahid Ahmed, chief financial officer at Dubai South, and Rohit Garg, Group Head of Retail Products and Chief Digital Officer of Retail Banking and Wealth Management at Emirates NBD.
Ahmed said the partnership would provide buyers with greater flexibility when planning their property investments.
“Our agreement with Emirates NBD will provide eligible buyers with off-plan home financing solutions and greater flexibility as they plan their property investment,” he said.
Garg added that flexible mortgage solutions could help customers make more confident decisions.
“By delivering tailored, flexible mortgage solutions to prospective homeowners, we are empowering customers to make confident investment decisions, while supporting the city’s vision of sustainable urban growth and long-term prosperity,” he said.
Through the partnership, eligible buyers can explore mortgage solutions with competitive rates and streamlined approval processes, subject to applicable bank criteria and conditions.
A more accessible path to Dubai homeownership
With cashback incentives, expanded mortgage partnerships and stronger buyer confidence, first-time homeowners in Dubai now have access to more support than in previous years.
The combination of private-sector initiatives and broader government efforts aligns with Dubai’s long-term goal of encouraging homeownership and strengthening the emirate’s position as a global real estate destination.
As financial solutions continue to evolve, industry experts believe that reducing upfront barriers will remain a key factor in helping more residents transition from property seekers to homeowners.
