Dubai Metro extension to benefit ‘thousands’ of investors and residents – Nakheel

Stations at Jebel Ali, Al Furjan, Discovery Gardens and The Gardens will start operating from New Year’s Day

“Tens of thousands of investors and residents” will benefit from the opening of four new Dubai Metro stations on January 1, 2021, property developer Nakheel has said.

Stations at Jebel Ali, The Gardens, Discovery Gardens and Al Furjan will be operational from New Year’s Day as part of the RTA’s Route 2020 Metro extension.

Three of them are Nakheel developments – Al Furjan, Discovery Gardens and The Gardens – which collectively span nearly 1,000 hectares and are home to almost 95,000 people.

The new Metro stations could “potentially boost property values” in those areas, Nakheel said in a statement.

Aqil Kazim, Nakheel’s CCO, said: “The new stations will be a much-welcomed start to the New Year for third party developers, property owners, residents, retailers and business at these communities.

“Research shows that properties within walking distance of a Metro station command higher sales and rental rates, and show more resilience compared to those in other areas.

“Throughout 2020, we have seen increased demand for villas, and have now sold out of our luxury family homes at Al Furjan. While this uptick is largely the result of lifestyle changes in the wake of the pandemic with investors looking for more indoor and outdoor space, the proximity to a Metro station will have also played a role in many people’s buying decisions.”

Announcing the opening of Route 2020 earlier this month, Mattar Mohammed Al Tayer, director-general and chairman of the RTA said the stations for the initial phase were decided on the basis of various factors.

“The selection of stations for operation on the first of January was based on several perimeters namely the density of population nearby the station, anticipated number of riders, commercial activities in the area served by the stations, and the link with other public transit means at each station,” he explained.
