Aldar launches new project on Abu Dhabi’s Yas Island

Abu Dhabi-headquartered Aldar Properties has announced the launch of Yas Acres The Magnolias development on Zas Island within the emirate.

It is the third phase of the overall development at the Yas Acres gated community. The Magnolias consists of 312 villas and townhouses, bookings for which will be open to all nationalities from September 4.

Construction of Magnolias is due to begin in Q4 2021, with handovers expected to commence in Q3 2024.

Homes in Magnolias comprise of two-, three-, and four-bedroom townhouses, three- and four-bedroom duplexes, and four-, five- and six-bedroom villas, many of which face the golf course.

Each unit will feature solar powered water heating systems, high solar reflectance materials to reduce heat absorption, fixtures that reduce water consumption by more than 20 per cent, and LED light fixtures that reduce energy consumption. Additionally, customers will be able to monitor their electricity and water consumption using smart meters.

Construction has been completed on properties in the two other phases in Yas Acres, Redwoods, Aspens and Cedars.

Once construction on the Magnolias phase is completed, residents will have access to a school, mosques, retail and F&B outlets, green spaces and community pools.

Yas Acres reportedly has current occupancy rates of 95 per cent for the existing community.
In addition to Yas Acres, Aldar also confirmed the sell out of Noya Viva and Noya Luma properties on Yas Island.

Construction on the Noya Luma project will commence in November 2021, with handovers expected to begin in February 2024.
