Home Industry Real Estate Abu Dhabi’s Aldar launches Noya Luma villa project in Yas Island Construction is set to commence in November 2021, with handovers expected to begin in February 2024 by Iman Hussain May 26, 2021 Abu Dhabi developer Aldar Properties has announced the launch of 189 standalone villas at its Noya Luma project on Yas Island. The latest launch comes following the first two phases of the Noya development, which saw “significant interest” for four-bedroom villas, a statement said. The new phase features detached villas in three-, four- and five-bedroom layouts in response to the demand for larger options, with average plot sizes “more significant” than their phase two counterparts, Aldar said. All the properties within Noya Luma will be standalone villas featuring increased indoor and outdoor space. Prices for three-bedroom villas start from Dhs2.41m, while four- and five-bedroom villas start from Dhs2.77m and Dhs3.27m respectively. Noya Luma offers direct access to The Village, the community focal point within the Noya development masterplan. The publicly accessible community centre is set to feature shops and cafes, sports, fitness, and health and wellbeing facilities, a mosque and a library. The Village will also have a British curriculum school, operated by Aldar Academies. Construction of Noya Luma is due to begin in November 2021, with handovers expected to commence in February 2024. Rashed Al Omaira, chief commercial officer at Aldar Development, said: “The strong response to the first two phases of the Noya development reflects renewed consumer confidence, and confirmation that Abu Dhabi’s real estate market is going from strength to strength. We continue to consult with our customers to ensure that the products we offer meet their needs, allowing us to deliver properties that address gaps in the market.” Noya Luma is the latest addition to Aldar’s residential portfolio on Yas Island, which includes Noya, Noya Viva, Yas Acres, Water’s Edge, Lea, Ansam and Mayan. Along with residential units and hotels, Yas Island also features the Yas Links Golf Course, Yas Mall, Ferrari World, CLYMB, Du Arena, Yas Beach, Yas Waterworld and Warner Bros World. Earlier this year, Aldar also announced the Dhs500m Yas Mall redevelopment plan, which is set to be unveiled in 2022. The redevelopment would add 15,000 sqm of office space to the mall, including Cloud Spaces, a co-working space.
