Sector: Real Estate Development and Integrated Communities • Country: Saudi Arabia
15 October, 2026
The group has become one of Saudi Arabia’s most prominent master developers, with a portfolio spanning large residential communities and an expanding range of commercial, retail, hospitality, education, healthcare, sports and entertainment assets. A Public Investment Fund company, ROSHN was established to support Saudi Arabia’s housing, quality-of-life and urban-development objectives under Vision 2030. Rather than operating solely as a homebuilder, the group is developing integrated communities designed around housing, public spaces, services and supporting commercial infrastructure.
Leadership changed in September 2026, when veteran real estate executive Naaman Atallah became group chief executive, succeeding acting CEO Sabah Barakat. Atallah brings more than three decades of experience in real estate and development across the Middle East and North Africa. ROSHN’s largest developments underline the scale of its mandate. SEDRA in Riyadh is planned for more than 30,000 homes across approximately 20 million square metres. ALAROUS in Jeddah is designed for more than 18,000 homes across four million square metres, while ALMANAR in Makkah is planned for more than 33,000 homes over 21 million square metres.
ALDANAH in Dhahran comprises 2,576 homes across 1.7 million square metres, while WAREFA in Riyadh is planned for more than 2,000 homes. The group is increasingly using partnerships with private developers and investors to accelerate delivery. At Cityscape Global 2025, ROSHN announced two land-sale agreements at ALAROUS worth a combined SAR332m. The transactions with Miskan and Dyar AlArabiya covered about 68,000 square metres for residential development.
ROSHN is also moving into a broader range of destination and infrastructure projects.
