The brand has become one of Qatar’s most prominent urban-development companies, combining real estate, sustainability, heritage and smart-city technology in the regeneration of central Doha.
Established in 2009, the company is best known for Msheireb Downtown Doha, a major mixed-use development designed to revive the historic heart of the Qatari capital while introducing modern commercial, residential, hospitality, retail and cultural assets. The project has become the group’s flagship example of how traditional urban design principles can be combined with advanced infrastructure and contemporary real estate.
A major ownership milestone came in June 2025, when Qatar Investment Authority acquired a 49 per cent stake in Msheireb Properties. Qatar Foundation retained a 51 per cent majority holding. The partnership brought Qatar’s sovereign wealth fund directly into the company’s ownership structure and was positioned as a way to accelerate smart, sustainable urban-development projects aligned with Qatar National Vision 2030.
Sustainability remains central to the company’s proposition. Msheireb says the district’s design reduces energy consumption by around 30 per cent through measures including street orientation, shading, high-performance façades and district cooling. Its renewable-energy infrastructure includes photovoltaic and solar-thermal installations with about 1.4MW of installed solar capacity. The development has also accumulated a large number of LEED Gold and Platinum certifications.
The commercial maturity of the district is increasingly evident in visitor numbers. Msheireb Downtown Doha recorded five million visits between November 2025 and the first week of February 2026, while hotels in the district reported occupancy above 95 per cent across November, December and January.
The project represents a different model of Gulf urban development. Rather than building a new district on the outskirts of the city, Msheireb has regenerated an established central neighbourhood, combining public spaces and modern infrastructure with architectural references to Qatar’s heritage.
