How DLD is boosting transparency with AI-powered real estate ad monitoring

The Dubai Land Department (DLD) revealed the outcomes of its AI-powered Real Estate Advertising Governance Platform, launched at GITEX 2024, in a bid to strengthen oversight, boost transparency and reinforce investor confidence in the emirate’s property market.

Since its inception, the platform has monitored more than 279,000 property listings across leading marketing platforms including Property Finder, Dubizzle, and Bayut.

Of these, 29 per cent were automatically modified using artificial intelligence to ensure compliance with advertising standards.

“These results reaffirm our ongoing commitment to advancing real estate market oversight through cutting-edge technology,” said Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency, part of DLD. “The Real Estate Advertising Governance Platform enables us to monitor advertisements more accurately and efficiently, enhancing investor and consumer confidence and reinforcing Dubai’s position as a global hub for real estate innovation.”

DLD’s ad monitoring platform adheres to all regulatory standards

Al Ali added that daily monitoring through the platform ensures full adherence to regulatory standards, reflecting the DLD’s strategic direction towards digital innovation. “The use of artificial intelligence in oversight represents a strategic tool that reflects the Department’s direction toward digital innovation and its dedication to achieving the highest quality standards in its services,” he said.

The platform is part of broader efforts aligned with Dubai AI Week, which began on April 21 and runs through April 25, aiming to spotlight digital transformation initiatives across sectors.

The DLD, through its Real Estate Regulatory Agency, previously launched the ‘Madmoun’ electronic service within the Trakheesi system.

The service issues a QR code for every real estate advertisement permit, which must now be displayed on all advertisements — visual or written — allowing consumers to verify the legitimacy of listings in real time.

Officials say the initiatives are in line with Dubai’s leadership vision to establish the city as a global benchmark in digital governance and real estate innovation, supporting the emirate’s long-term economic and strategic objectives.
